A Maryland company wants to build a 16-building data center campus on an old dynamite factory site in North Beaver and Mahoning townships. Both townships' zoning boards ruled against it in September 2026 over a paperwork and timing dispute about which rules apply. It is not clear if the company will go to court or give up.

- June 24, 2026Stricter data center zoning rules took effect (the fight is over whether the older April rules or these June rules apply).
- Aug 4, 2026North Beaver Township zoning hearing board held a hearing. Developer's lawyer said under the newer rules they 'might not have a project.'

Stonebridge Associates, a Maryland company, wants to build a data center campus at the old Powder Mill Works site, which crosses North Beaver and Mahoning townships. North Beaver rejected its application as incomplete because a $3,000 escrow fee was missing. Stonebridge appealed and says the stricter June 2026 rules should not apply to it.
