Cipher is building a 300-megawatt AI data center on 250 acres near Colorado City. It is fully leased to the AI cloud company Fluidstack, and Google backs part of the rent.
Where things stand: Tenant began moving in during mid-2026. First phase due by September 30, 2026; second phase by January 2027.
