Penn Forest Township data center (Route 903 and Maury Road)
Also called: Unnamed Data Center (Hendricks)
A data center was previously proposed at Route 903 and Maury Road in Penn Forest Township. Residents packed a meeting in December 2025 as the township drafted rules.
Where things stand: Tim Hendricks (Hendricks Group Developers) has agreed to buy about 750 acres here for a data center. Mele Brothers Realty is challenging the township's zoning, and that hearing keeps being postponed. No data center plan has been filed.
🕒 Latest update (Aug 2026): The zoning board threw out a separate challenge to the data center ordinance because no data center plan has been submitted.

🔎 What we checked
- Oct 6, 2026: We checked the Delaware River Basin Commission's (DRBC) list of pending applications (August 2026): there is no application for this data center. DRBC said in November 2025 it had not received any data center applications. A data center needs its own DRBC approval only if it takes more than 100,000 gallons a day from its own wells or streams, or discharges more than 50,000 gallons a day (lower limits in some protected areas). Buying water from a water company does not need a separate DRBC approval.

Local votes and rules
📜 Data center rules
Penn Forest Township supervisors voted 5-0 for Ordinance 1 of 2026, a 45-page curative zoning change for data centers. It creates a Data Center Overlay District of about 500 acres in residential land along Route 903 and Maury Road, owned by Mele Bros. Realty. It sets a 30-acre minimum lot, a 60-foot height limit, and strong rules on wells and water.
⚖️ Court case
Mele Bros. Realty filed a challenge saying Penn Forest Township's zoning was invalid because it left out data centers. The company wants to build a data center campus on about 750 acres. The township wrote its new overlay rules in response. A Zoning Hearing Board hearing was set for March 23, 2026.
