STACK Stafford Technology Campus (U.S. 1 at I-95)
STACK Infrastructure is building 19 data centers on 500 acres on the east side of U.S. 1 at I-95, on land Peterson Companies rezoned in 2023. Power of more than 1 GW would come from six 300 MW Dominion substations. STACK says it will pay for water and sewer upgrades.
Where things stand: First building topped out in May 2026; first phase due in 2027.

After a meeting that ran past 2:30 a.m., supervisors voted 4-2 (one abstaining) to require data center buildings to sit at least 750 feet from homes, schools, and the Rappahannock and Potomac rivers, up from 100 feet. County staff called it the strictest setback in Virginia.
