Starwood Capital Group plans a data center on its 34-acre Plaza 500 property on Edsall Road, next to homes near the Alexandria line. The building is allowed by current zoning, but the Dominion substation it needs must pass a Planning Commission review. Neighbors want the county to say no.
Where things stand: The data center is allowed without a hearing, but its substation needs Planning Commission approval. That hearing moved to December 2, 2026.

Supervisors adopted new zoning rules for data centers: at least 200 feet from homes, at least 1 mile from Metro stations, noise studies required, and outdoor equipment such as generators and cooling units set back 500 feet.
