Tract data center park on Branders Bridge Road
Tract proposed up to 11 data centers (about 2 million square feet) on about 350 acres of a 700-acre site on Branders Bridge Road in southeastern Chesterfield. After the Planning Commission opposed it, Tract withdrew and said it would come back with changes. In August 2026 the county said it would not recommend any new data center projects.
Where things stand: Tract withdrew its rezoning in July 2025 after the Planning Commission voted no; it said it would refile.

The county zoning appeals board unanimously ruled that an 89-acre site at 1931 Old Bermuda Hundred Road in Chester has no 'vested right' to a data center without a conditional use permit. The owner can still apply for the permit.
πΊοΈ Zoning change
In its rewritten zoning code (called ZOMod), the county ended by-right data centers. They are allowed only in the new Employment Center and Employment General districts, with a conditional use permit and public hearings. The new code took effect January 1, 2026.
