Its July 2026 application estimates about 75,000 gallons of water a day and building over 4 to 8 years, starting no earlier than 2028. The city is reviewing it, and an environmental group is suing over the environmental review.

What happened so far
- Feb 2025City approved a comprehensive plan change for the site.
- April 2025Petitions were filed to annex the land into the city.
- Feb 25, 2026Minnesota Center for Environmental Advocacy (MCEA) sued the city and Monticello Tech in Wright County court over the environmental review (AUAR).
- March 9, 2026Residents spoke against the data centers at a City Council meeting. The city said neither project is approved.
- April 27, 2026City Council voted 4-1 for a data center ordinance with new rules, which opens the door to applications.
- July 6, 2026Monticello Tech filed its land use applications (rezoning to a data center planned development, a conditional use permit and a preliminary plat). Staff later found them incomplete.
- Aug 3, 2026Monticello Tech filed a revised application. It estimates about 75,000 gallons of water a day on average and construction starting no earlier than 2028.
- Aug 24, 2026City Council approved a deal making the developer pay the city's review costs.

📜 Data center rules
Monticello passed rules for data centers, 4-1. A data center needs a special planned development approval. Near homes it must be 300 feet away with full screening, or 700 feet without. Developers must pay for all needed roads, pipes and power.
⚖️ Court case
The Minnesota Center for Environmental Advocacy sued Monticello and Monticello Tech over the environmental review for a data center campus of 3 to 5 million square feet.
