Beale Infrastructure plans a large data center campus on about 600 acres of farmland in northern Marana. The town approved the rezoning in January 2026. Residents tried to force a public vote, but a judge ruled the petitions were not valid.
Where things stand: Town Council rezoned the land in January 2026. A court ruled in May 2026 that it will not go to a public vote. No building permit reported yet.

Town council voted unanimously to rezone two farm parcels on Luckett Road (about 600 acres) for a hyperscale data center by Beale Infrastructure. One member whose family owns a parcel did not vote. The planning commission had recommended it 6-0.
π Data center rules
Town council passed Ordinance 2024.029. Very large (hyperscale) data centers need a special rezoning (specific plan), must meet design and noise rules, and must show they have enough power and water.
