QTS data center campus at Hermosa Ranch, Avondale

QTS, owned by Blackstone, bought 206 acres of farmland in Avondale in 2024 after the city rezoned it for a data center campus. An earlier version of the plan was pulled in 2021 over worries about water and noise. About 30 acres nearby are set aside for shops and restaurants.
Where things stand: Avondale rezoned the land in May 2024 and QTS bought it in July 2024. No construction start found.

- Dec 13, 2021Avondale City Council withdrew the first Hermosa Ranch tech campus application after its planning commission recommended against it.
- May 2022The landowner filed a revised application with closed-loop cooling and a big battery system.
- May 2024Avondale City Council rezoned the site and unanimously approved a general plan change.
- July 2024QTS bought 206 acres for $246.8 million.
